Q&A with Our Roof Soft Washing Experts

Roof soft washing is a gentle, low-pressure cleaning method that uses a specialized, biodegradable solution to kill and remove mold, algae and moss from your roof. The solution adheres to the roofing material and dissolves built-up residue, which is washed away with a stream of gently pressurized water.

High-pressure power washing is designed to blast away surface dirt, but it can also damage your roof and void the warranty by forcing water under the shingles and blasting away the protective granules on asphalt shingles. Soft washing is not only gentler, but it provides a more long-lasting clean. Instead of just blasting away the surface layer, soft washing eliminates the root cause of stains by breaking down and killing organic growth.

Our advanced soft wash roof cleaning method is very effective and ensures long-lasting, high-quality results. Here’s what you can expect:

  • Black streaks will be removed immediately or within the same day of treatment.
  • Green moss will turn white almost immediately and naturally fall off with heavy rainfall, typically within 6-8 weeks or sooner.
  • If the moss does not fall off as expected, we will return and retreat the roof at no additional cost.

Capital Region Pressure Washing uses a 75/25 solution mix for our soft wash roof cleaning service, compared to the typical 50/50 mix used by most roof cleaning companies. We made this switch a few years ago and, since then, we have not had a single callback – although we still proudly warranty all of our pressure washing services.

Most homeowners can expect the results to last between 1 to 3 years, depending on tree coverage and moisture. For example, a roof that is heavily shaded by trees tends to retain moisture, leading to algae and moss regrowth within 1 to 2 years, while roofs with excellent sun exposure may stay clean for as long as 5 years.
